We inspect the roof in three stages. First, we walk the entire surface โ checking shingles for wear, flashing for gaps, and all penetrations for seal integrity. Second, we examine the perimeter โ drip edge, eave condition, gutter attachment, fascia and soffit condition. Third, we go into the attic โ checking ventilation, insulation, and looking for moisture, mold, or daylight showing through the roof deck.

Rooftop Assessment
Our inspector walks every section of the roof. Shingles checked for cracking, curling, buckling, missing tabs, and granule loss. All flashing inspected โ chimney, pipe boots, vent boots, step flashing, counter-flashing, valleys. Ridge cap and ridge vents examined. Drip edge condition noted.
Attic & Ventilation Check
Below-deck inspection from the attic. We verify that soffit vents aren't blocked by insulation, ridge vents are continuous, and there's no moisture or mold on the sheathing. Ventilation problems shorten roof life dramatically.
Findings Delivered
You receive a written report with annotated photos within 48 hours. Findings prioritized by urgency: critical (active leaks, failed flashing), moderate (worn shingles, marginal ventilation), and low (cosmetic, long-term maintenance). Repair estimates included.
